The development is a mixture of the conversion of the existing farm house, barns and oast houses with some new build elements. Currently in the formal planning phase (the success of which will determine whether Blackmore proceeds with the development), after a successful pre planning consultation. In the picturesque sailing location of Newton Ferrers with waterfront views, this development involves, subject to the grant of planning permission, the demolition of an existing bungalow across two plots into two large luxury 5 bed units. The site has a projected GDV of £2.4m.
The Park, Ealing
The Park is Blackmore’s first joint venture with luxury property specialists, Lusso Homes Ltd. The development comprises 8 luxury homes within the West London borough of Ealing.
These luxury new homes will each have 4 bedrooms, 3 bath/shower rooms, contemporary fitted kitchens and bathrooms, under floor heating throughout with private gardens and allocated parking spaces.
The show home has recently opened for viewings.
This is Blackmores second joint venture with Lusso Homes. Situated in the small village of Oxshott which lies between the towns of Esher and Leatherhead. A leafy, affluent suburb which is also stated to be the “most expensive village in England”, Blackmore intends to create three more affordable homes through a partnership with Lusso Homes in addition to a planned refurbishment of an existing property on site. Construction is planned to commence in November 2018.
Maldon Lodge, Liverpool
This development consists of the construction of 24 luxury apartments located in the affluent area of Childwall in south east Liverpool. Housing in the area is mainly large detached and semidetached. With easy access to Liverpool city centre, the motorways and John Lennon Airport, the development is anticipated to attract high sales values. The apartments will have views over bowling greens and will be in close proximity to local shops and restaurants. The completed development has a projected gross developed value of £7.6m.
Holloway Head, Birmingham
This development in Birmingham is a strategic opportunity for Blackmore, subject to planning consent being received, to build 34 two-bedroom apartments. Birmingham has recently seen a strong increase in demand from both domestic and international purchasers seeking residential investments which has helped increase house prices with plans for HS2 assisting this interest. The anticipated completed value of the project is £9m.
Land at Sixhills House, Stevenage
